The Brief
The client envisioned a luxury single dwelling that embraced its unique site and offered year-round comfort and amenity. A key feature of the home is a 25m indoor swimming pool located on the basement level, which opens to a landscaped yard. The ground floor was to include a generous living area with seamless access to a private, north-facing outdoor space, along with two bedrooms and a double garage. The upper level was reserved for a private main suite with walk-in robe, ensuite, and retreat. Central to the brief was the desire to capture both bush and beach views while maintaining privacy and incorporating sustainable design principles.
Our Solution
The design carefully balances lifestyle, outlook, and environmental performance. The 25m indoor pool on the basement level is brought to life with large bifold doors that open to a landscaped yard, creating an unexpected and tranquil retreat. On the ground floor, living areas and bedrooms enjoy a strong connection to the north-facing private yard, while the first-floor main suite offers a secluded sanctuary. North-facing glazing is strategically placed to capture low winter sun while being shaded in summer, enhancing thermal comfort. Carefully positioned south-facing windows frame beach views without compromising energy efficiency. An internal lift connects all levels, ensuring long-term accessibility.
The Challenges
Balancing sustainability with the desire for expansive bush and beach views required precise planning and smart material selection. Achieving privacy without sacrificing outlook meant thoughtful window placement and landscaping were essential. The integration of a full-length indoor pool at basement level introduced significant structural and waterproofing considerations, all while maintaining natural light and ventilation. The internal lift and multi-level design were carefully coordinated to deliver seamless access across the home without disrupting the spatial flow.
