The Brief

 This project involves the design of three contemporary 4-bedroom townhouses. Each townhouse includes a double garage, and a ground floor bedroom with ensuite to support adaptable living. The goal was to maximise space and comfort while meeting planning and environmental constraints. 


Our Solution

 Our design team developed a practical and stylish multi-dwelling layout that balances functionality with compliance. Each townhouse features open-plan living, generous bedrooms, and private outdoor spaces. Raised finished floor levels were strategically integrated to comply with flood zoning requirements without compromising visual appeal or internal flow. The inclusion of ground floor ensuited bedrooms makes each home suitable for a wide range of occupants, including those with mobility needs. 

The Challenges

 The key challenge was designing within a designated flood control area. We collaborated closely with engineers and local council to ensure all floor levels, drainage, and siteworks met strict flood mitigation requirements. This process required careful coordination to achieve a compliant and efficient solution ready for the planning stage.
