The Brief
The client sought a bespoke home that would fully embrace its coastal setting, with expansive views to the east and south. The home was to feature open-plan living areas that connect seamlessly to outdoor spaces, including a landscaped rear yard and pool at the main living level. Key inclusions were a three-car garage and an internal lift providing access across all levels. The design needed to respect neighbouring properties while maximising view corridors and maintaining privacy.
Our Solution
Our design strategically positioned balconies and windows to frame panoramic coastal views while preserving privacy through thoughtful screening and orientation. Large glass bifold doors blur the boundary between indoor living spaces and the landscaped outdoor area, creating a fluid connection to the pool and rear yard. A carefully integrated internal lift ensures accessibility throughout the multi-level home, and the generous three-car garage provides secure and functional storage. The design has been tailored to enhance natural light, coastal breezes, and the site's unique outlook.
The Challenges
The steep site presented design and access complexities, particularly in achieving compliant driveway grades. Close collaboration with Lake Macquarie City Council (LMCC) has been key to negotiating acceptable driveway levels while staying within local height restrictions. Preserving neighbours’ privacy while opening up views across their yards required careful window placement and sensitive massing. Integrating a lift that serves all floors within the limited floor plate and navigating the verticality of the site demanded precise planning and coordination.
